Water damage restoration in Georgetown

Georgetown runs its own water and electric utility, Georgetown Utility Systems, so in February 2021 the boil-water notice came from the city itself. About 19,500 water accounts went under it from February 16 while crews repaired burst mains and lift and pump stations, and residents reported rotating outages of 12 hours or longer. About a third of Georgetown’s housing went up from 2010 to 2019 and under 2 percent predates 1940, so the burst-pipe call we plan for here is a supply line or a water heater in a house on its first or second owner. Sun City is the clearest case: ground broken in 1995, 8,488 homes by 2021, and homes of the same age tend to hit the same failures in the same years. The exception is Belford, 1870s to 1930s bungalows and frame Victorians with older framing. The crew shuts the source, pulls standing water with industrial water extractors, meters every wall, and sets commercial dehumidifiers and high-velocity air movers. Mold remediation in Georgetown

Quick Dry Restoration is a Texas-licensed mold remediation company, TDLR license RCO 1589, with a TDLR-licensed Mold Remediation Contractor on every job. The Georgetown mold call we expect for years after July 2025 is the riverside house that took a few inches of San Gabriel water, got mopped and fanned over a weekend, and never had the wall cavities opened. The EPA gives wet material 24 to 48 hours before mold takes hold, and drywall, bottom plates and batt insulation stay wet long after the floor looks dry. The evaluation is free and on site: a technician looks at the growth, meters the surrounding walls, and writes a line-item estimate. At 25 contiguous square feet or more, Texas requires an independent licensed mold assessment consultant to write the protocol and confirm the clearance, and we work from that plan. How that works for a Georgetown house is on our Georgetown mold remediation page, and the service is described under licensed mold remediation.

Fire and smoke damage restoration in Georgetown

Georgetown’s wildfire exposure sits around Lake Georgetown, about three miles west of town. The Georgetown Fire Department says the lake last saw a large wildland fire in July 2023. Since then GFD, the Army Corps of Engineers and Texas Parks and Wildlife have cut fire breaks (December 2023) and run controlled burns at Cedar Breaks and Tejas parks, in December 2024 and again in a September 1, 2025 to March 31, 2026 window, to thin the Ashe juniper that feeds fire intensity. A brush fire that reaches the eaves and a kitchen fire need the same sequence: board-up, smoke and soot removal, contents cleaning or pack-out, then the rebuild. Fire damage restoration.

Reconstruction after a loss in Georgetown

Permits come from City of Georgetown Development Services, Building Permits and Inspections, through MGO Connect, with inspections requested by 3 p.m. for the next available business day. The city builds to the 2021 I-codes and the 2023 NEC. Two Georgetown quirks. An address in the ETJ or the county still needs a city building permit if Georgetown Utility Systems is its water, wastewater or electric provider. And a rebuild in a mapped floodplain needs the city’s Flood Plain Development Permit as well. In housing this new the scope is usually drywall, insulation, baseboard, flooring and paint back to the builder’s finish. In Belford it is matching trim and floors that are a century old. Reconstruction services.

San Gabriel River flooding in Georgetown

Georgetown is where the San Gabriel River is made: the North and South Forks join inside the northern city limits at San Gabriel Park, with Blue Hole Park just upriver on the South Fork. The federal North San Gabriel Dam, finished by the Corps of Engineers on October 5, 1979, sits about three miles west of town, on the North Fork. The gauge that recorded the September 2018 crest (23.93 feet) and the July 2025 crest (37.36 feet, preliminary) is the South Fork gauge: flood stage 9 feet, moderate 13, major 26. Its five highest crests fell on April 24, June 27, July 5, September 3 and November 15, late spring into summer, then fall. In 2018 the parks closed but the city reported no flooded homes inside city limits. In 2025 the city called its in-city recovery mostly parks and trails, while 10 neighborhoods near I-35 went on a boil-water notice. Know which fork is behind your house.

The 1956 record at the South Fork gauge is 41 feet. In July 2025 about 1,500 residents and the Two Rivers, San Gabriel and Waters Edge apartments were told to evacuate, and the Austin Avenue bridges closed to cars and foot traffic. The mayor signed a disaster declaration on July 5, the council later extended it to August 13, and the city’s debris program did not open until August 29.

Neighborhoods we serve in Georgetown

Georgetown runs from three National Register districts around the courthouse square to Sun City on the west side, and the year a house went up decides what we find when we open a wall.

  • Historic Downtown and Old Town, the Williamson County Courthouse Historic District, on the National Register from 1977
  • Belford Historic District, the 1200 to 1900 blocks of Austin Ave and Main St, 81 structures from the 1870s to the 1930s, mostly bungalows
  • Olive Street Historic District, 33 houses from about 1880 to 1984, most of them early 1900s, wood-frame on pier-and-beam or perimeter wall foundations, and the 1890s Victorian frame houses on University Ave and Elm St
  • Sun City Texas, western Georgetown, ground broken May 1995, first residents spring 1996, 8,488 homes by 2021
  • Wolf Ranch, half a mile from I-35 and SH 29, with more than three miles of South Fork frontage
  • Cimarron Hills, a public improvement district with a Williamson County MUD 26 agreement, so confirm who issues your permit (see Reconstruction above)
  • Georgetown Village, a public improvement district
  • Serenada, along Williams Drive, at the west end of the city’s 2026 median and turn-lane project
  • Berry Creek, the streets around The Club at Berry Creek, 30500 Berry Creek Dr, there since 1986
  • Shell Road area, being widened to four lanes from Williams Drive to Sycamore Street, completion December 2027

Insurance claims for Georgetown property damage

We photograph the loss before and after, log moisture readings by room and day, and write a line-item estimate your adjuster can use. We talk to the adjuster directly and can bill the carrier once the claim is approved. One Georgetown note. A burst supply line is a sudden loss and usually covered. Water that came up the South Fork is flood, and flood needs its own policy. FEMA’s 2019 Williamson County map update revised some Zone A floodplains scattered through the San Gabriel watershed, so check whether your address moved into a mapped zone before you call.

Georgetown restoration FAQs

Did the July 2025 flood get into Georgetown homes?

The city described its own recovery inside city limits as mostly parks and trails, and by August 29 it had opened a debris-removal program for private property, which is the closest thing to a damage count it has published. In September 2018, the last big crest before this one, the city reported no flooded homes inside city limits and structure flooding outside them. If your house took water either time and dried on its own, the wall cavities are the question, not the floor.

I live outside Georgetown city limits. Who issues my rebuild permit?

Check who sends your utility bill. If Georgetown Utility Systems is your water, wastewater or electric provider, the city says a city building permit applies even at an ETJ or county address. If it is not, the permit is Williamson County’s, and the County Engineer’s Office at 3151 SE Inner Loop is the floodplain administrator for the unincorporated county. We sort this out as part of the reconstruction scope.

What happened to Georgetown’s water in the February 2021 freeze?

About 19,500 Georgetown Utility Systems water accounts went on a boil-water notice from February 16, 2021 while crews repaired burst mains and lift and pump stations. The notice was lifted for about 15,900 customers on February 20, with about 2,190 still under it. The electric side ran ERCOT-ordered rotating outages that residents reported at 12 hours or more. A pipe that split that week often showed itself only when pressure came back.

Can Quick Dry Restoration test for mold in my Georgetown house?

No, and Texas is why. Quick Dry Restoration does the remediation. Sampling, the written protocol and the clearance on any job of 25 contiguous square feet or more belong to an independent licensed mold assessment consultant, and the state keeps the two roles separate on the same project. What we give you first is a free on-site evaluation with moisture readings and a written estimate.
