Water damage, mold and fire restoration in Hutto

Quick Dry Restoration provides restoration services in Hutto, TX: water damage restoration, mold remediation, fire and smoke damage restoration and the rebuild afterward, for homes and businesses. We hold Texas mold remediation license RCO 1589 from TDLR, answer the phone 24 hours a day for water and fire losses, and work directly with your insurance adjuster. Call (512) 540-4747.

Our crews work all over Hutto, from Old Town and Star Ranch to Creek Bend, Riverwalk and Lakeside Estates, and in neighboring Round Rock, Pflugerville and Georgetown.

The first visit is a free on-site evaluation: moisture readings, photos for your claim and a written line-item estimate before any work starts. Reconstruction is done in-house, not handed off to another contractor.

Water damage restoration in Hutto

Williamson County rates the Cottonwood Creek and Brushy Creek watershed Extreme Risk, the highest composite score of the 29 watersheds it studied, with 710 structures in the depth analysis and 175 damage claims on record. The May 25, 2015 Memorial Day flood drove the city’s 2018 Drainage Master Plan, most of it aimed at Cottonwood Creek, including widening the creek bed from about 30 feet to 90 feet. The city updated that plan again in April 2025.

Creek water is the dramatic case. The common case is a 2004 house in Star Ranch or Creek Bend where the original water heater let go overnight. Either way, the first hour is the same: find and stop the source, pull standing water with industrial water extractors, map the wet area with moisture meters and an infrared camera, then set commercial dehumidifiers and high-velocity air movers. Creek water gets handled as contaminated water, with the extra sanitizing steps that requires.

Hutto’s floodplain is about to grow tenfold. About 70 Hutto homes sit in the mapped 100-year floodplain today. When FEMA adopts the preliminary maps Williamson County posted in 2024, expected late 2026, that number goes past 700 inside city limits, plus about 1,300 more structures in the ETJ. Cottonwood Creek, Old Town and the west side of FM 1660 South were the study areas.

Mold remediation in Hutto

Quick Dry Restoration is a Texas-licensed mold remediation company, TDLR license RCO 1589.

The Hutto mold driver is creek water that got a fan instead of a dryout. Riverwalk has trails along Brushy Creek and Lakeside Estates sits under five minutes from it. When water gets into a house there and the cleanup is a wet-vac and a box fan, drywall and wall insulation stay wet long after the floor feels dry. The EPA’s guidance is to dry wet material within 24 to 48 hours to prevent mold growth. Miss that window and the water job comes back as a mold job.

Start with a free on-site evaluation and a written line-item estimate. At 25 contiguous square feet or more, Texas requires an independent licensed mold assessment consultant to write the protocol and do the clearance; we work from that plan. The steps, the paperwork and where to find an assessor are on the Hutto mold remediation page. The service overview is at mold remediation.

Fire and smoke damage restoration in Hutto

Hutto does not run its own fire department. Hutto Fire Rescue is Williamson County ESD #3, ISO Class 1, four stations, with Anne Cano Fire Station #4 opened in 2024. Once ESD #3 has the fire out, the building is our problem.

The March 21, 2022 tornado that started in Round Rock, EF-2 at its strongest in the NWS survey, hit Cottonwood Farms off Limmer Loop and CR 119, leveled four homes under construction and left finished homes uninhabitable. The 66-acre October 2019 brush fire at 341 Windmill Road started at a barbecue pit and evacuated five households.

We board up, remove smoke and soot, clean or inventory contents, dry anything the hoses soaked, and rebuild. See fire damage restoration.

Reconstruction after a loss in Hutto

Rebuild permits come from the Permits and Inspections Division of the City of Hutto Development Services Department, 500 W Live Oak St, 512-759-5973. Every permit and payment runs through the GovWell online portal, and the Building Inspections desk answers that number weekdays, 8 am to 5 pm.

One step to plan for: if the house sits in the Brushy Creek or Cottonwood Creek special flood hazard area, the rebuild also runs through the floodplain coordinator at 512-759-4023 under Chapter 7 of the city code. After late 2026, that check applies to several hundred more Hutto homes.

The houses are young. Of Hutto’s roughly 12,150 housing units, 94 percent were built in 2000 or later, 42.7 percent in 2000 to 2009 alone, which is old enough for original water heaters and supply lines to fail.

For 2000s tract homes the scope is usually drywall, insulation, baseboards, flooring and lower cabinets. Our reconstruction crew does it in-house. See reconstruction.

Old Town Hutto flooding and drainage

Hutto has 251 pre-1940 homes on the Census count, and the historic ones are in Old Town, the original farming-town grid bounded roughly by Park Street, Orgain Street, the Co-Op site, and Church Street at FM 1660.

Old Town’s flooding problem is not a creek. Since late 2021, one yard bordering the new Durango Farms subdivision has flooded three times, several neighbors have flooded too, and eleven homes share the drainage easement. The developer swapped a planned detention pond for a French drain; city inspectors found the wrong pipe and clay backfill, which does not drain. In December 2022 the city had Meritage Homes tear it out and start over; the replacement was still under construction in March 2023.

Repeat yard flooding against a pre-war Old Town foundation is a drainage complaint for Development Services and a moisture check for us; water that keeps coming back is a mold driver, not a one-time cleanup.

Neighborhoods we serve in Hutto

A few notes on each that change the job:

  • Old Town and Downtown Hutto: pre-1940 housing, repeat drainage flooding beside Durango Farms since late 2021
  • Star Ranch: built from 2003, Gattis School Road at SH 130, golf-course community
  • Lakeside Estates: 2000 to 2006 homes on Little Lake Road east of SH 130, Manville WSC water, Brushy Creek under five minutes away
  • Creek Bend: 2002 to 2009, FM 1660 at Carl Stern Blvd
  • Riverwalk: 2005 to build-out in 2021, off FM 685 and Chris Kelley Blvd, trails along Brushy Creek, Manville WSC water
  • Huttoparke: Jonah Water SUD service, not city water
  • Enclave at Brushy Creek: two miles south of downtown
  • Glenwood: south of Creek Bend off FM 1660, near CR 404
  • Country Estates: next to Legends of Hutto on the city subdivision map
  • Cottonwood Farms: Limmer Loop at CR 119, in the path of the March 2022 tornado
  • Durango Farms: still under construction in 2023, beside Old Town
  • Hutto Highlands, Mustang Creek and Emory Crossing: Jonah Water SUD service

Insurance claims for Hutto property damage

A standard homeowners policy covers a burst pipe or a failed water heater. It does not cover creek water, and the county flood protection plan’s Hutto annex notes that FEMA maps show flood insurance is necessary along Brushy Creek. When the 2024 preliminary maps take effect, more than 700 Hutto homes will be in that position. Near Cottonwood or Brushy Creek, check your flood policy before you need it.

Whatever the cause, we document the loss with photos and moisture readings, walk the adjuster through the scope, and bill your insurer directly when the loss is covered.

Hutto restoration FAQs

Is my Hutto house about to be added to the floodplain?

Possibly. Williamson County posted preliminary FEMA maps in 2024 that move Hutto from about 70 homes in the 100-year floodplain to more than 700 inside city limits, with formal adoption expected in late 2026. The city’s floodplain coordinator at 512-759-4023 can check a specific address against the preliminary maps.

Do I need a permit to rebuild after water damage in Hutto?

Yes, for structural, electrical and plumbing work. The Permits and Inspections Division of Hutto Development Services issues them through the GovWell portal, and we handle the application as part of the reconstruction phase. Rebuilds inside the Brushy Creek or Cottonwood Creek flood hazard area also go through the floodplain coordinator.

When does Hutto see storm damage?

The spring window, March through May. The March 21, 2022 tornado hit Cottonwood Farms, and straight-line winds took the roof off the Central Power Systems and Services building off US 79 on March 15, 2024. Roof and window breaches then rain-in are the usual result, and the drying starts the same day the tarp goes on.

Is Quick Dry Restoration licensed for mold work in Texas?

Yes. We hold TDLR Mold Remediation Company license RCO 1589, and jobs are led by a TDLR-licensed Mold Remediation Contractor. Below 25 contiguous square feet we can usually schedule the work after the free on-site evaluation; at or above it, Texas requires an independent licensed mold assessment consultant to write the protocol and do the clearance, and we coordinate with them.
