Licensed mold remediation in Leander

We remove mold from homes across Leander, including Crystal Falls, Travisso, Mason Creek, Lakeline Ranch and Cold Springs, and in nearby Cedar Park and Round Rock.

The first visit is free and scheduled. A technician reads moisture in the stained or musty area, measures how far it spreads, and leaves a written line-item estimate. It also tells you whether the job needs an independent assessor first.

What causes mold in Leander homes

Leander mold jobs rarely start with an old house. Census figures for 2020 to 2024 put 84.7 percent of the city’s housing in 2000 or later, and only about 5 percent in the 1980s. In a house that young, the drywall, insulation and framing have usually never been wet and dried before. A hidden leak in a house like that can run for weeks before a stain shows.

The February 2021 freeze left a specific risk here. Leander’s only running treatment plant, Sandy Creek, lost power 15 times that week, because the BCRUA plant had been down since a Lake Travis intake line broke on Dec. 19, 2020. The city told customers to expect two days or more without water and five to seven days to refill its tanks and mains. A pipe that froze and cracked while the lines sat empty did not leak until pressure came back, sometimes inside a wall nobody was watching.

Storm water is the other source. Every one of the top five recorded crests on the North Fork San Gabriel River gauge at Ronald Reagan Blvd, about 8 miles north of downtown, fell in May, July, September or October, with the record of 44,500 cfs on July 5, 2025. EPA guidance is to dry wet building materials within 24 to 48 hours. A wet carpet pad or a soaked bottom plate that misses that window in a warm month is how most of this work begins.

Texas mold remediation rules, step by step

State law keeps the person who judges the mold separate from the company that removes it. A licensed mold assessment consultant does any sampling, writes the remediation protocol and later checks the result. Quick Dry Restoration does the removal. One license holder is not allowed to do both on the same project.

  1. We measure and estimate. The free visit tells us the size of the affected area and whether it reaches 25 contiguous square feet.
  2. An assessor writes the plan, on larger jobs. At 25 contiguous square feet or more, you hire an independent licensed assessor, and the protocol they write sets what we remove and how.
  3. TDLR gets notice. We file with the state at least five calendar days before remediation begins. That waiting period is set by rule, so it fixes the start date.
  4. We contain, remove and clean. Plastic walls and negative air keep spores in the work zone. HEPA air scrubbers run while we cut out what the protocol lists and HEPA-vacuum and wipe what stays.
  5. We dry the structure. Commercial dehumidifiers and air movers run until the framing reads dry. A leak that is still active has to be repaired by a plumber first, or the mold returns.
  6. The assessor checks, and the paperwork follows. When the area passes, a Certificate of Mold Damage Remediation is issued within 10 days. Texas sellers must hand buyers copies of these certificates from the past five years, so file it with the deed.

Below 25 contiguous square feet, the state does not require the assessor step, and we can usually schedule straight from the free visit. The containment and the license do not change.

Hiring a licensed mold assessor near Leander

There is no licensed mold assessment company with a Leander address. TDLR’s public licensee files, dated Oct. 26, 2026, show none, while four licensed remediation companies list one. Most of Leander is in Williamson County, which has 30 current licensed mold assessment consultants; the city’s small Travis County portion sits next to a county with 52. Search the name or license number on TDLR’s license lookup before you hire, and check ours, RCO 1589, the same way.

Mold remediation, insurance and paperwork

Coverage for mold usually depends on the water event behind it. A burst pipe is often treated differently from a drip that ran for months, and we do not promise what a policy will pay. What we can do is keep the record adjusters ask for: dated photos at each stage, moisture readings logged each day, the assessor’s protocol, and the final certificate. We speak with your adjuster directly and can bill the carrier once the claim is approved.

If the wall is still wet, start with our water damage restoration service. The mold remediation service page explains the work in more depth, and our Leander restoration services page covers water, fire and rebuild work in the city.

Leander mold remediation FAQs

Does a Leander homeowner have to hire an assessor from another town?

Yes, for now. TDLR’s files dated Oct. 26, 2026 list no licensed mold assessment company with a Leander address, but Williamson County has 30 licensed consultants and Travis County has 52.

Our water was off for days in February 2021. Could a hidden leak from then still matter?

It can, if a line cracked while it was empty and leaked into a cavity once the city refilled its system. Signs are a musty smell near an exterior wall, a ceiling stain under a bathroom, or baseboard that has swelled. A moisture reading at the free visit tells you whether anything is still wet.

How do I know the remediation passed?

On jobs of 25 contiguous square feet or more, the independent assessor inspects the work area after we finish, and you get a Certificate of Mold Damage Remediation within 10 days. Quick Dry Restoration does not sign off on its own work.

Do you repair the leak that caused the mold?

No. A plumber or the appliance installer fixes the source, and we remove the mold, dry the structure and document it. Mold removed from a wall that stays wet grows back.
